Prep Dominates the Cost
Scraping peeling paint, cleaning chalky surfaces, repairing cracks, and re-caulking trim are the bulk of exterior labor. A home with sound paint needs light prep; a home with widespread peeling needs extensive scraping and priming. That prep difference is the biggest cost variable.
Height and Access
Second-story walls and hard-to-reach areas require ladders or scaffolding. More height and obstacles mean more setup time and equipment — and more labor hours per square foot.
Product and Coats
Sun-rated exterior paint costs more but holds up longer in Sacramento heat. Most exteriors need two coats; a color change or weathered surface may need primer first. Product quality and coat count both affect material and labor.
Trim and Detail
Fascia, soffits, doors, and window trim are detailed cutting-in work. More trim means more labor — and trim is where sun damage often shows first, so it is usually where prep is heaviest.
