Prep Is the Biggest Variable
Walls in good condition need only light prep. Walls with cracks, nail pops, water stains, or peeling need patching, sanding, and sometimes a stain-blocking primer. The difference in labor between a clean wall and a damaged one is significant — and it is the single biggest reason two identical rooms price differently.
Color Changes and Coat Count
A fresh coat of the same color usually takes one or two coats. Going from a dark wall to a light one — or using a deep accent color — often needs a primer plus extra finish coats. Each additional coat adds material and labor time.
Ceiling Height, Trim, and Room Count
Vaulted ceilings and stairways require ladders or scaffolding. Trim, baseboards, and doors are detailed cutting-in work. And several small rooms cost more per square foot than one open room because of setup and transition time.
The Takeaway
A per-square-foot average does not tell you which project you have. Document the room condition, ceiling height, color change, and trim so the estimate reflects your actual project — not a guess.
