Common Exterior Paint Problems in the Elk Grove Area
Peeling and Blistering
Paint lifting off the surface in sheets or bubbles. Most often caused by moisture, painting over a dirty or chalky surface, or using the wrong primer. Peeling means the paint has lost adhesion — touching up over it will not hold.
Fading from Sun Exposure
Sacramento sun breaks down paint pigments over time. South- and west-facing walls fade fastest. Fading is gradual and uniform, so a touch-up with new paint will not match the aged color around it.
Chalking
A powdery residue forms on the surface as paint oxidizes from UV exposure. Chalk must be cleaned off before any new paint will bond. Painting over chalk is a leading cause of premature failure.
Cracking and Alligatoring
Hairline cracks or a pattern resembling alligator skin. Usually from applying paint too thick, a hard finish over a soft one, or weathering. Once cracks go through all layers, the paint is failing and needs to come off.
Mildew and Staining
Dark spotting in shaded or damp areas. Mildew must be killed and the surface cleaned before repainting or it grows through the new coat. Stains may need a stain-blocking primer.
Adhesion Failure on Trim
Trim, fascia, and doors take the most sun and hand traffic. Paint that is flaking on these surfaces usually means prep was inadequate or the wrong product was used. Spot prep and recoat can work if the surrounding paint is sound.
Who a Full Repaint Is Not For
A full exterior repaint is not always the right answer, and we say so when it is not. Here are situations where we recommend against a full repaint:
Isolated Damage on an Otherwise Sound Exterior
If most of the paint is holding and fading is minor, a targeted prep and recoat of the worst walls may be the more economical choice. A good spot prep and recoat on sound surfaces can extend the life meaningfully.
Unresolved Moisture Problems
If water intrusion is causing the peeling, painting over it just covers the problem temporarily. The moisture source must be fixed first or the new paint will peel too. We will not quote a repaint over an active moisture problem.
Homeowners Who Want a Touch-Up to Look Like a Full Repaint
A touch-up blends but rarely matches perfectly — especially on sun-faded paint. If an invisible match is the requirement, a full repaint of that wall is the only path to a uniform surface.
A Surface Nearing the End of Its Life Anyway
If most of the paint is failing, a touch-up is a band-aid. The honest path is a properly prepped full repaint so the new coat actually lasts.
